Selling Your Home

There are many reasons for selling: a desire for more space, downsizing, a change in family circumstances, financial reasons, or a pending relocation. Whatever the reason, two goals stand out: to sell in the shortest time possible and to sell at the highest price. A few guiding principles help you reach both.

Set The Right Listing Price

It can be tempting to test the market with a high price, but that is rarely effective, especially in a shifting market. Buyers gravitate to homes priced reasonably against the comparables: homes of similar size, age and amenities in the same or a nearby neighborhood.

Most sales begin online, where a buyer can click away from your listing in favor of one with a more realistic price, better photos or a fuller description. You want to generate showings, because showings prompt offers.

Look at sold prices over the past year against days on market to set your initial price, and factor in the relationship between listing price and selling price. Pricing is not an exact science, but armed with the facts you can make an informed decision and improve your odds of a quick sale.

Prepare The Property Well

As soon as you consider selling, look at your home with a critical eye. The first view most buyers get is an online photo, so browse listings the way they will.

Start with curb appeal. Is the front walk and entry inviting? Is the landscaping maintained? Does the lighting work? Are the paint, trim and hardware fresh and in good repair?

Inside, your goal is to showcase the home, not your decor. Pare down personal belongings and emphasize the space. Catch up on deferred maintenance, replace burned-out bulbs, repair worn trim, caulk, flooring or counters, shampoo carpet, wash windows, and open the blinds for natural light. This is not the time for major DIY projects.

While on the market, keep the home and yard show-ready at all times. Keep it scrupulously clean, minimize pets, and leave during showings.
